1 // CHOOSING THE REAL ESTATE AGENT

2 // SELECTION OF PROPERTY

Of course, the home you want to live in happily has to fit your needs. It is best to make a list of the requirements you want and prioritize each item higher or lower as needed. In this way you can search specifically for suitable offers.

 

As an investor and future landlord, you should always look at the offers from the perspective of a potential tenant. It is also important to consider whether there is a sufficiently large target group for the property. Example: Small 1-room apartments can usually be rented well in university towns, while larger apartments that are well suited for families are more in demand in rural areas.

3 // AGREE PURCHASE PRICE

With the decision for an object it becomes concrete. Now it is a matter of securing the financing and negotiating the price with the seller. Once the price has been set and the bank has secured financing, we can make an appointment with the notary.

4 // THE NOTARY APPOINTMENT

The conclusion of the notarial purchase contract and the subsequent entry in the land register make you the final property owner. In addition to the purchase price, the contract also includes the time of handover and the payment period. Depending on how long it takes until the handover, you as an investor can now start looking for a suitable tenant. I can also take on this task for you.

5 // THE HANDOVER

When the apartment is vacated, it is time to hand it over. You should make sure that everything is in good condition and that any agreements for the elimination of defects have been complied with. From this point on, you are also responsible for paying the operating costs such as heating, electricity and water.

6 // DONE - THE PROPERTY CAN BE MOVED INTO

You can now move into your new home as a owner-occupier. If you have acquired the property as an investor, nothing stands in the way of the tenant moving in.
